If Life happens outside the story we read in books then this love story is right outta pages of real life.
Fresh and evocative, It has a novel and imaginable plot. Down to earth characters and feel good scenarios made this a blossomy tender read.

What an adorable love story!
It's the second chance at a happily ever after for both our single parents Christy and Kev and it was just so sweet and sparky and funny and bit heartbreaking. I just loved reading this!
Obviously it takes us a while to get to that HEA in all aspects of life and love. There are exes and kids and parents and jobs and fears and hopes and dreams - and the whole town speculating in a Facebook group. 🤣 But we'll get there and it's just beautiful to watch our two darlings fight for their happy end!
All the co-stars are great too - not Josh - but all the others are great!
The cover is super pretty!! I want to live in that house! Or in the house Kev is building for Chaz in the book!
And all the cameos of our favorite Kelsey Kingsley characters - just perfect!

This may well be the truest and most realist book I’ve ever read. It starts out as a slow build but quickly evolves into something people you know may be actually going through.
It’s a story of changes, challenges and stepping up.
Christy is amazing. Self deprecating, insecure in herself but so darn resilient and powerful. She is absolutely one of my favorite all time heroines.
Kev is coming into his own. Sometimes it’s an arduous process but he’s definitely heading in the right direction and growing up (maturing) isn’t easy. In some cases it’s doesn’t happen for everyone.
We get to see families from a small town and families with their own regional tendencies. Yet all differences aside in truth they are the same in familial love.
There was one line in this book that I couldn’t help but highlight.
“Life has this awful way of laying the terrible on thick, before it finally lets the good stuff happen.”
This line speaks volumes about the book but also about life in general. Like I said real and true. This author writes from the heart. You can feel her emotions in her books. She doesn’t fit into a certain genre. Taking risks and writing about what moves her is what she does and it always works.
You get the gist of the book from the blurb but there’s so much more and I refuse to spoil this beautiful story for you. Read it for yourself. Feel the laughs, the tenderness, the anger, the shock, the twists, the everyday wonders, the heat and the joy.
Life doesn’t always go in a nice, neat plan wrapped up in a beautiful bow. Sometimes it spits up on you and then lets you clear out the junk to make way for the good. There’s a saying, “Man plans and god laughs.”
There are times a book comes along that is just what you need. You need this book.
I have a habit when I read of equating songs to stories parts. In this case the song “Every
Kind of People by Robert Palmer crept right into my mind.

I have to stop because I really want to gush and spoil stuff for you but I won’t. I will say this is a story that just let me enjoy and not rack my brain. This book is definitely for every kind of people! -
This feel-good love story was like a balm for my world weary heart. Loyal readers will be so tickled to see all the cameos in this story. If you’re a new reader? This will still feel like a treat to read – a heartwarming love story in a quirky small town. What’s not to love?
Kelsey Kingsley keeps things real. That is – it’s a romance, so there are smiles and hearts and a few butterflies. But her characters are everyday people. Blue collar people dealing with real life problems, setbacks, emotional turmoil, and self-doubt. And while I missed the fantasy sometimes, I appreciated how relatable these characters were. How authentic their stories felt, and how gloriously human they were in all the lovely and ugly ways.
Despite the fact that some heavier issues are addressed in this story, the tone felt light and engaging. There were a couple of laugh-out-loud moments, some sweet sweet tenderness, and some secondary storylines that kind of stole the show for me. Don’t get me wrong, I loved Kev and Christy’s story – but I didn’t always feel it the way I wanted to. I think some of the emotional attachment was told instead of shown and so I missed the ache in my belly that feels a little bit like falling in love (a.k.a. book magic). However, the other relationships portrayed in the book, with their themes of forgiveness and moving on? SUPER SATISFYING to me. Kev’s personal character arc, in particular, really hit my sweet spots. I loved how it was written and how everything came full circle in the end.
Over all, I really enjoyed my time with Christy and Kev and the motley cast of characters (and cameos) around them. 32 Rowan Blvd was the kind of book that tugged at my heartstrings in so many different ways, making every storyline woven into the fabric of this book feel important and ultimately so satisfying. ~ Shelly, 4 Stars -
The thing I love about a Kelsey Kingsley book is that her characters are so real. They’re ordinary, everyday Joes like you and me (okay, unless they’re rock stars). They deal with real-life issues, which makes them endearing and so relatable. Our hero, Kev, and heroine, Christy, both live in their parents' basements, and it doesn’t get any more real than that.
Christy is a single mom who works at the mayor's office, with a baby daddy who wants nothing to do with his child. Kev is a talented construction worker who’s divorced, with two small children he sees on the weekend.
At its heart, this story is about family. The family we’re born into, with a wide array of personalities and quirks who always have our back. But also the unintentional family we collect along the way, like a partner's children, an ex's fiancé, or a baby’s father. it's about the love shared in these families, and a forever love that takes its time to sprout and bud before it blooms.
I love the premise of this story. Let’s face it, with so many stories out there it gets more and more challenging to come up with something new, but Kingsley, once again, rises to the challenge. It starts with a young woman placing a delivery order for a pregnancy test and a soda. The delivery driver shoots her a “good luck" kind of text, which begins a long-term texting friendship that eventually becomes more.
The beauty of this story is the belief it instills in the magic of possibilities. It's not a pie-in-the-sky fairy tale romance, but it reminds us that one small, serendipitous event has the power to change the course of our life. We may not know what's around the next corner, but I guarantee, after reading this book, you'll approach that corner eagerly looking for new possibilities. -
4* Small Town Romance
Christy is a single mother to a toddler and is trying to navigate life by looking after him as well as holding down a job and is living in the basement of her parents’ home. She is also very fond of ordering food through the NomNow app and insists that it always gets left at the door.
Kev and Christy have a lot in common. He is divorced, has two children and is also living in his parents’ basement. He works hard, holding down a day job in construction as well as doing deliveries at night.
When she orders a pregnancy test out of the blue her NomNow driver Kev is somewhat shocked and leaves her a kind and encouraging text message. This is the beginning of an unlikely friendship. This last for about two years before Christy eventually lays eyes on her “virtual” friend Kev. When they meet there is an instant connection between them.
Their romance was real and full of feels. The hurdles that presented themselves as their relationship grew only made them both stronger.
I enjoyed this slow burn friends to lover’s romance. The cover of the book is so gorgeous, Kelsey never disappoints with her beautiful covers. -
First book by this author and I expected to really enjoy it as I love a single parent romance and going from the synopsis it sounded right up my alley and although there were aspects I enjoyed of the characters and story, overall it didn't live up to my expectations.
It is a solid book but not amazing, the characters and plotlines felt real and showcased some of the more raw realities of dealing with a divorce when you have children, being a single paren't and dealing with an absentee one who suddenly wants to be part of the child's life and how difficult it can be to navigate co-parenting across the board. Those aspects of the story I liked although they could have been explored in a bit more depth for me. The romance itself between Kev & Christy was just OK, I never really felt a proper love connection between them and I was hoping for more scenes of them getting to know each other and each other's kids and being shown how they were navigating blending their families but that was lacking.
Chrisy's constant insecurities surrounding her body became tedious and Kevs attitude and behaviour in the very start of the book didn't endear me to him but he did improve as the book went along. Not sure what the age gap is between them as Christy's age is never mentioned, this is what I would class a cracked door romance as in there was very little spice and what was there was glossed/skimmed over with very little description of the moments themselves. I thought the plotline surrounding Kevs ex Ash was going to provide more emotional upheaval for the story than it did and had it done so the overall impact of this book could have been more. Overall this was an ok read and in the moment it was entertaining but unfortunately for me there wasn't anything that had an impact or memorable about it. 🤷♀️ -

32 Rowan Blvd is a small town, friends to lovers romance that has a very unique way in which these two single parents start their friendship, and it makes for a very calming and "grown-up" romance that'll make you want to finish it in one sitting
i've read a few of Kelsey Kingsley before but this was the first time one of her novels didn't make me emotional!
it's obviously not a bad thing because i still ended up really enjoying the story. the writing was just more "modern", if that makes sense? (probably not). it was a very mature, grown-up novel with situations that modern day people face. and it was a really refreshing read
there's not much to say other than i adored our main couple. Christy and Kev, are one of those couples that just FIT, and i think they complimented each other incredibly well :) they had a very easy-going relationship that made you wonder when shiit will hit the fan (which actually took me a while to realize *slaps forehead*)
the family dynamic/relationship was also super fun...i adored both sets of families as well as warming up to Kev's ex and fiancé.
i honestly still don't give a shiit about Josh and would've love to see him rot but i hold grudges so yeah...
perfect ending to a lovely romance between two people who most definitely deserved it :)

Oh my goodness what an absolute gem of a book. I was so happy living with these characters for the duration of this story that I just wanted more….more Kev and his wonderful presence, more Christy and her gentle loving heart, more Aria and her beautiful childlike fun, more Milo and his older brother tough act, more Mickey and his cuteness, more Chaz and his outrageous colour choices and wise pep talks, more inappropriate aunts and caring parents……just more of everyone!
These are ordinary people with flaws that are relatable, everyday challenges that many face all laced with gentle humour and natural dialogue…my kindle crack!!
The growth of the characters and how they found happiness is so uplifting. The honesty and realism to how their interconnected relationships are handled was just so perfectly portrayed.
I keep writing it in my reviews about this author, but it needs saying again…Ms Kingsley has the most wonderful touch and perception of humanity, relationships and a way of putting it all together that just makes it so real… I just can’t resist her books. -
This is a beautifully honest romance. Christy and Kev's story buries you in an avalanche of feels and heart tugging realism. Really that is why I enjoy this author so much. The characters are complex and incredibly easy to relate to. Kev and Christy aren't rich or famous, they are just normal people. They have pasts, are doing their best, are learning as they go but have made their share of mistakes and yeah, odds are they are going to make more, and you know what? I really like that. Sure, I love the books about the wealthy and successful as much as anyone but sometimes it is really nice to pick up a book and feel that this could be your story and that it is well worth telling and that is exactly what this book does. It gives you a swoon worthy, funny, bring you to tears, genuine romance that is sweet, poignant and powerfully moving. Do yourself a favor...Read this book! This is my objective, elective review.

Christy Numnow a pregnancy test and received a kind text from the driver Kev. Two years later she a single mom working and taking care of Mikey. She’s still getting Numnow delivered by her friend Kev and they have never met. They end up meeting and there is instant attraction. But they both have baggage. Great characters and storyline Highly recommended Amazing Book. I absolutely fell in love with characters in this book especially Kev totally sexy,sweet, and swoony and Christy I totally identify with her. I love the Easter Eggs.

Beautiful and subtle writing and story
Kev, Kev, Kev, how can I sing your praises enough? A main character who has a messed up past, acknowledges and works to be a better version od himself, and can admit there's more to learn? I'll take this sort of real human development over a stereotypical alpha any day. Christy was a challenge for me, mostly because she shined a light on parts of myself that need work. How often do we get that gift in a book?
What Kingsley masters in 32 Rowan Road is to write real characters without tricks or zaniness as distraction. Her characters are relatable, and I'd love to get to know them all (which made this book so fun because we get to see a lot of past characters just living their lives through uncontrived cameos). It's a low, luxurious read, not one to rush through. There's no drama for drama's sake, just quality storytelling, love, and a believable happy ending. If you like your books subtle and mature, then this one is for you! -
We met Christy, a young lady who’s recently found out she’s pregnant after h her NomNom driver, Kev dropped it off. Once she took the test, Kev was the first person she told. Kev then works as a contractor for a gay man, Chaz who’s very undecided.
I absolutely loved Kev and Christy’s budding relationship… Christy’s relationship with Mikey & his kids, Aria and Milo. Holy crap, I just got to the secret twist with Josh and Kev… My first word was… Oh crap, someone’s going to die lol
Aunt Angie and Kev’s mom are hilarious…. I’d love to read a book about their shenanigans

This is the SWEETEST, MOST WHOLESOME thing I have read in a LONG TIME!
Christy & Kev, the tiny town full of busy bodies, their families, the kids, I am just squealing from the goodness of it all.
I’ve only read one book by this author before this, but I’ll be fixing that.
Now here comes the part where I scream at you all.
I know we’re all so busy seeing how dark we can read, but put this on your tbr and follow through!
And don’t forget to snag the bonus epilogue, because it literally filled me with so much happiness, it’s almost unbearable.

Kelsey Kinsley never ceases to amaze me every time I crack open a new book of hers. It's like a yummy treat I can't wait to unwrap, not knowing what's in store for me until open it up and take a big bite! 32 Rowan Blvd is that kind of hidden treasure with its hilarious small town antics, intriguing story and the quirkiest sort of characters who live in the familiar world of River Canyon. Have you visited this place in a previous book? No worries if you haven't, Christy will show you around and introduce you to all the people she loves most.
On the very night she was facing one of the biggest changes that life could possibly send her way, a guardian angel with dirty wings drops in for a landing, right when Christy needed him most. The twisted savior that fate sent her that night was a man named Kev- a down trodden delivery service driver with a heart of gold and a world of troubles all his own. The kind, thoughtful words he included with his delivery deeply touched Christy's heart and the slightly off beat friendship carried on without them ever meeting, delivery, after delivery, until they both wanted more.
Revisiting the members of Christy's loving family again and seeing some of Kelsey's beloved characters pop in from previous books was an fun bonus for me, but this one can be read as a standalone without missing a beat. Expect to fall hard for tall, dark and handsome Kev- he will sneak in and surprise you throughout this story. Christy is so sweet, you might wish she could be your own bff by the end of 32 Rowan Blvd. A little bit of turmoil here and a touch of drama there, a few tears, many laughs and a lot of heart and soul is what you'll find between the pages of another beautifully written story by this amazing author. She never stops surprising me with the amount of creativity and talent she pours into every book she writes. I was lucky to have been given an early copy of this book to read, enjoy and review. -
Kelsey brings all the feels in this small town romance. Christy is a young single mum jiggling working life and looking after her little boy. I liked how the author wrote her struggles it felt real and authentic and as a single mum I could relate to her.
The way Kev and Christy met was cute it could have been creepy but he made it endearing. Kev is a divorcee holding down two jobs one doing deliveries at night and Christy is on his route. They form an unlikely friendship without ever meeting. I was waiting for that moment when they met in person and it didn't disappoint the instant connection they had made me so hopeful for their future. Kev is a good man who needed someone to give him a kick up the but and see all his qualities and that he is not a failure. The secondary characters helped round out the storyline and give it a family feel. Although at the start I was firmly against Kev's ex the way they all came together was written beautifully the perfect mix of conflict and understanding.
Kelsey has delivered a slow burn romance that delivered I enjoyed the storyline and loved the characters. -
I absolutely adored this story. I fell in love with it during the prologue.
Christy is a single mom, living in her parents basement, working hard and living for the small conversations she has with her food delivery driver, Kev. Kev is a single dad, living at home after his divorce, working hard in construction, and on his downtime delivering food. They two of them form an unlikely friendship and I enjoyed their little conversations through the food delivery app.
I loved the chemistry between Christy and Kev. I loved the progression of their relationship with each other. I loved seeing them form their own family. The support they gave each other over the years and just being that outlet that the other could talk to, without never actually meeting each other face to face.
I loved the secondary characters, well minus one, but Kev and Christy’s families were hilarious, supportive and added to their overall story. I love the uniqueness of Christy and Kev’s first “meeting”. It was what got me hooked into wanting to read this story in the first place.
If you’re looking for a single mom/single dad, small town, strangers to friends to lovers story this is one to read. -
Not for me
The book is cute but very juvenile for a “grownup relationship” and I found myself cringing throughout.
The MMC was constantly comparing the FMC to his ex-wife and I wanted to gag each time he did. Not to mention referring to her as a “chick” when speaking about her to his buddies. Though to be fair, he is the exact replica of many men I know in person so I guess great job to the author on being realistic in that sense. -
This book was SO GOOD. It has fun characters, a great storyline, and just all around greatness. I could not put it down, and stayed up way too late reading this because I could not put it down. You definitely need to one click this one!
