    Wow excellent book packed with excellent suggestions on getting the best price in the quickest amount of time. To summarize it says you need to aim for a 100 people to see the house to get 10 offers and one good one.

    So a lot of it is marketing and getting people to the door. As well as providing them all the information they may need for making a decision as soon as possible. It's even possible to get all one hundred through the house during the open house, minimizing the amount of time you need to keep it or the market, and how long you have to keep your house in top shape.

    Also it covers staging, and how should but at least half your things in storage, so there is more space in the house and people can imagine adding things in more easily.

    They say that the negotiations start with the arrangement of the second viewing. It also talks about how to do auctions, how to close, how to seal the deal etc.

    Really it's like having some of world's best Realtors lead you by the hand through the process. Worth using whenever selling a home. Worth archiving for future generations.

I think a lot will be applicable in the housing market we're in...of course, I could be singing a different tune if this house doesn't sell. The book's positive attitude towards getting houses sold gave me confidence that we can do it ourselves.
