Blake was a successful self made millionaire. His pa Kitty is his right hand person. It isn't until Kitty walks in on her new guy with his employee getting it on in his office when Blake finally looked at her in a romantic way. Their relationship continues to be enough and they fall in love getting their HEA and a surprise.
This audiobook was narrated by Mitchell Pett who did a fine job. -
This is a new author to me and I can honestly say I really enjoyed this book!!
The only one is a fantastic story and it really pulled you in, I loved the whole story line and the characters where just brilliant!!
Blake and kitty work together but soon find that they see each other differently. You can feel the chemistry between them and I loved the little twists and turns the story took you on....This author writing is brilliant and she captures you from the start, I couldn’t wait to read till the end and just find out if these characters found there HEA.
This story definitely deserves 5 🌟 and I can not wait to read more from this author and this series. -
I absolutely loved this book ! It was interesting from the very beginning and I found that I wanted to know more ! I love Blake and Kitty and how they progress with each other, and Audrey is hilarious her little comments had me laughing ! I can't wait to read the next book !! <3

What a fab little read about characters Kitty and Blake!
Kitty has been Blakes PA for 2 years when they both start to realise that they have feelings for each other... but they both find it difficult to admit their feelings.. and so begins the journey of their relationship!
Few twists that these guys encounter that could jeopardise how they could work out... will they make it together or not make it past the start line?
Well written book and not a typical boss/PA story either which is good.
Look forward reading book about Rob who is Kitty's twin brother. -
Fab romance which great characters. Loved kitty and Blake. Hot loving at its best. Can't wait for Rob ❤️

Good believable read!!
A new author for me and I thoroughly enjoyed it. the story of Blake and Kitty built steadily, lots of characters and enough backstory which can be taken forward into other books which I admit I am off to hunt for.

Fantastic read
This is a book that has been written extremely well. The story id believable, as well as the characters.
We are taken on a journey and introduced to Blake and Kitty, they are two people who were a little lost before they found each other.
I cannot wait to start the second in the series. -
I absolutely loved the tension between Kitty and Blake throughout this book. Blake is a hot guy, Kitty’s boss, and isn’t afraid to go through woman after woman. Kitty is the opposite. She hates Blake for what he does and hides her looks to ensure that he won’t notice her. One day, things change, and she lets Blake know exactly how she feels. The result isn’t what she hoped for however. Now he has his sights on her.
Kitty and Blake were so well-developed they felt like real people. I loved every interaction between the two of them because it was always laced with some emotion. The dialogue was as strong as the character development and so were the details of the setting. This is a great book to what I imagine starts a wonderful series. If you’re a fan of angsty romance, this book is for you! -
Kitty Phillips has been working as a PA to her boss Blake Dennison for around two years, and in that time she has kept both her beauty and her true identity hidden behind a purposely frumpy image.
Also during this time she has fielded calls from disgruntled and abandoned ex's that her boss hasn't wanted around anymore, so she takes him as a player.
After catching her boyfriend in a compromising position she lets go at Blake with both barrels blazing, giving him the piece of her mind she should have given her now ex. But Blake wakes up to just how passionate, fiery and beautiful Kitty is during this outburst, and to have her becomes a challenge he makes every effort to overcome.
I really enjoyed this book. It was sweet, as well as hot, and yes I have read books like this before, but to me the characters were more real and believable than any others I have read in this kind of story.
Kitty was great, and I thought her character was so funny and endearing.
Blake however is my new book boyfriend. He sounded just perfect when we got to meet the real him, sigh..... -
This is actually the second book I am reading in the Dennison Property Series and I just love it! Kitty is working for Blake but he has no idea her hair is down her back and that she really doesn't wear glasses but she doesn't want anyone to know who she is. Blake is a womanizer according to everyone that knows him so when Kitty catches her new boyfriend with his PA Kitty gives Blake a tongue lashing about his women. When Kitty realizes what she did she feels really bad but Blake sees a completely different woman and he is interested but Kitty is afraid of being used again. This is an adventure for Blake who wants nothing to do with a relationship and Kitty who hopes for a husband someday. There is so shady stuff going in behind Blake's back which eventually affects Kitty who doesn't really trust easily. Good mix of romance and mystery.

This is a great effort for a debut novel. It’s a nice feel good romance with some office angst and the usual self-doubt women sometimes suffer from when confronted by a gorgeous looking male, and her boss at that. Kitty Phillips has been working as an assistant to her boss, Blake Dennison, who is hot looking and has his share of women. Kitty, who did everything possible to disguise her looks, didn't think Blake would switch his attention to her, until another let down by her current boyfriend causes her to lose control, which resulted in a passionate encounter with Blake in his office. From then, things were not the same. The atmosphere in the office was on sizzle alert every time they came together. If you like sweet, romantic love stories, with lovable characters, then you’ll enjoy this book.

The Only One is a wonderful, light read.
The author did a wonderful job in grabbing my attention, and holding it from beginning to end. The characters are well developed, and believable, allowing the reader to easily relate to them, and I found the plot to be solid, containing little surprises along the way that I enjoyed. The author's knowledge of buying and flipping properties is portrayed well in this novel, giving the plot more strength, and her ability to describe settings and character details is astounding. There were so many great lines of description, I lost count.
The dialogue between the characters felt natural, and flowed well within each given scene. There were moments where I found myself laughing out loud while reading the conversation between the characters.
All in all, this book was a great read, and I cannot wait to read the next book in the series. -
The Only One was a pleasure to read.
This traces the beginning of a relationship between a handsome, enigmatic boss, and someone in his employment. The two individual protagonists being Kitty and Blake. The story describes their journey, both good and bad, with suspense and anticipation.
Does she get the guy? Does he get the girl? No spoilers here I'm afraid. You will have to read the book top find that out I hate spoilers.
As a debut author I found JF Holland's writing believable with characters of depth and believability. Some lovely erotic scenes are included as a bonus.
Loved it and can't wait to read the next book in the series. Although, this book is a stand-alone novel in it's own right too -
I happily received 'The Only One' as a gift during a promotion in exchange for an honest review. I found it quite the page-turner. Memorable characters and a unique erotic well-woven plot. I don't give out spoilers so will end with I give it 5 stars as I thoroughly enjoyed it.

I really enjoyed this book. I loved Kitty and Blake and spent the whole book just wanting the two of them to get it on. It’s all a long tease but that’s a good thing! My only negatives are that there are far too many exclamation marks in use for my liking, but really that’s not much of a complaint and occasionally the head-hopping annoyed me a bit. Overall a good read, great for escape, I very much recommend. -
A great start to a romantic and erotic series. Great sexual tension and emotional intensity. Loved it!

2.75 stars. Was uneven in tone. Whole sections were "telling" not "showing." Characters were inconsistent as well. Read the whole thing. Was a bit disappointed.
