Keeland Masters, 27, is back in his old stomping grounds of Reyfield, Illinois after three years of serving time. He just wants a little peace and quiet, a warm body with no commitments, and to pull his life back together.
Sammie Trotten, 25, is the girl next door. Literally. She had a crush on Keeland in high school, but when he stood her up for prom, her affection turned to anger.
When they come face to face again after eight years Keeland is sure she’s the only woman he wants while Sammie must wrestle with the attraction she still feels towards him alongside the hurt that she hasn’t gotten over.
“‘Stop being a bitch to me. You know as well as I do that you just want to fuck me until you forget why you hate me.’”
Told via Keeland and Sammie’s alternating first person POV, all in all, I enjoyed reading about them. There are flashback scenes that are cute (Mrs. Masters) and help pull you into their romance, and some humorous ones as well (Reyfield Entertainment Network).
Keeland is pretty hot. In the opening when he was just looking to get laid I was afraid he might be a real douche, but once it’s clear that he only wants Sammie and you realize how much Keeland has been burned and is also worried about putting his heart on the line, he becomes a much fuller character and a great catch.
“‘I’ve waited forever to do this. We’ll be at it all night, Sammie. All night.’”
Sometimes I felt a bit conflicted about Sammie and her choice of actions. Overall I understood her conflict though. Communication, however, could have gone a long way in avoiding the issues that plagued this couple so in that aspect they behaved a little immature. But they also have plenty of steamy adult moments too ;-)
“We fuck like we’re mad—mad at each other, mad for each other….We fuck like we hate each other. Like we’re trying to break each other.”
My read was based off an ARC version that was subject to additional edits. The formatting was not finalized and at times distracting; there were a few places where a wrong name is used; and there were several critical scenes/chapters that felt rushed or unresolved. A more polished version would have made for smoother reading and could have bumped up a quarter or half point in rating for me in regards to that last issue.
Not to be picky but there was also one other pesky thing that bugged me or more specifically distracted me. In the beginning, Keeland is fixing his bike on the lawn, the girls at the bar are wearing cut-offs and tanks, then Sammie wears a white sundress, and the next day she wakes up to a foot of snow! Upon which, Keeland comes outside in his boxers and barefeet! It felt like a major continuity error, but Keeland makes the comment, “the weather in Reyfield is schizophrenic,” so I assumed it was on purpose. And then a few chapters later they’re raking leaves on the lawn. Those details just seemed superfluous, especially considering there were more important scenes that could have stood to be further developed. Largely, it only accomplished pulling me out of the story to ponder the weather.
Oh and this is how I now picture Master Kee…
None the less, the story was engaging and when I had to put it down I looked forward to picking it back up again. And it was refreshing that their sexually histories weren’t completely unbalanced. I can’t express how relieved I was when Sammie didn’t turn out to be a pining virgin, holding out for her lost love. That troupe is way overdone these days, but you thankfully won’t find it here.

Dirty Neighbor was the first book in the Dirty Suburbs series by Cassie-Ann Miller. It was also my first book by the author.
Dirty Neighbor was a second chance love for Keeland Masters and Samantha Trotten. Keeland was Samantha’s brother’s best friend as well as their next door neighbor. He was seventeen, popular and gorgeous. The all american boy in high school. Samantha was an awkward teenager but a swan in the making. They crushed on each other but were separated unexpectedly with bad history. Fast forward eight years and they meet again.
I liked the premise and for the most part both characters. In the end it was a sweet story with little drama. I craved a little more resolution with some parts as I felt the relevant parties got off way too easy. Otherwise is was a quick read, sweet, steamy and enjoyable.
Miller set the stage well for the series and I can’t wait to see her direction for Faith and Maxwell in Dirty Player. -
NOTE TO MYSELF:Even if the reviews say it's a good book they also stated is only because of the hero. They say the heroine was immature and annoying. And that folks, I can't stand. Not even for a hot perfect hero.

Dirty Neighbor should have been the perfect book for this book whore. Second chances, best friend’s little sister, dirty talking bad boy tattoo artist, all of those things are usually what I love in my books, but Dirty Neighbor fell flat for me and I know exactly why. It sure as hell wasn’t Keeland because ladies and gentlemen he is exactly what I described that I loved in the previous sentence. Nope it was Sammie who unfortunately took what could have been a strong 4 or 5 star rated book and turned it into a 3 star one for me, and why you ask? Because she is immature and can’t get over something that happened beyond Keeland’s control eight years prior.
I am usually pretty forgiving with a heroine who may at first have a valid reason to be upset, but after a while either forgive and move on or don’t and stop with the flip flopping bullshit. Then when another secret happens to come out, one I agree should have been told long before it was, she goes behind his back and instead of talking to him she acts like a child and flees. Can you tell that Sammie is not a favorite character of mine? She had the potential to be one that I would be all girl power with but only thing I really want to do is slap a bitch.
Keeland is what saved me from marking this as a DNF, I felt like he really was trying with Sammie that he not only wanted her forgiveness but her heart as well and continued to be her verbal punching bag when most guys would have said fuck it and moved on. I felt for him on many levels he didn’t deserve what he had gone through in life.
Even with this review not being a raving one, I do want to see if the author writes books for the secondary characters because I did like them. This may be one of those instances of it is me not the book so form your own opinion. -
Second chance love story
I love second chance love stories. The only thing that did bother me about this one was that Keeland did have some idea that he was supposed to be with Samantha and be her first since he asked her to prom, but his excuse that he gave why he never got back in touch with her afterwards was a bit lame.
I also couldn't really understand his attraction to his skanky ex-fiancé. She must have been a really good actress for him to really be blind to her cheating? And why did he end up going to jail for 3 years when she confessed to him that she lied after two weeks? I was a bit confused about that part because I would think under the circumstances a lawyer would be able to get his sentence reduced. -

When I started Dirty Neighbor, I was very excited. I thought it was going to be a hot and all around good start to a second chance romance, but I was let down. Don’t get me wrong, the book was good and there were parts I liked more than others. I think my main problem with this one, was the heroine. Sammie wasn’t someone I could connect with and at times, she came off as very immature. She held onto a grudge for so long, but in my mind, it didn’t really make sense why she was so angry. Now, Keeland, I loved. He’s the male character you want to read more about and he was a genuinely great guy. Overall, Dirty Neighbor was an okay read for me. I think the series could get better as the author goes, so I would at least try one more just to see if it gets better.

After reading a few mob and MC books I was in the mood for something lighter and then I came across this book. Cassie-Ann Miller is a new writer to me but I decided to give it a try and I’m very happy that I did because I liked this book very much. It was just what I needed!
One time Samantha Trotten and Keeland Masters were friends. Samantha had a secret crush on Keeland so when he asked her for the Prom, she was in heaven. But sadly he never showed up! He left that day with his mother and younger brother. So when they see each after again, 8 years later, you can say that Samantha isn’t really friendly to him. She sees him like the enemy now and no matter what Keeland does Samantha isn’t giving him a smile. But there’s also no denying the big chemistry they still have between them. And both know that it will be only a question of time before an explosion follows. Will Keeland break her heart again? Or will it this time be forever?
‘Dirty neighbor’ is a very light and fun read. I really enjoyed it. The story is told from both POV’s and both character were very likeable. You have Samantha who is more serious and Keeland who’s more charming and adventures. I liked the fact that they each had a crush on each other when they were younger and that finally after 8 years they find each other again.
The interaction with their friends and family were also very delightful.
After enjoying this book I will definitely try more books of this series and writer! -
This was a HOT and very descriptive story about two people who are torn apart as kids and find their way back together. First time reading this author and really enjoyed it. Can’t wait to see where she takes us next!

The writing was good, the execution of the premise (older brother's best friend, childhood crush, prom date, second chances) flowed really well and the hero is definitely heroic. Keeland Masters is the type of guy a girl would wish her brother would have as a friend so she can have a chance with him. He is a total bad**s in a good way (if there is such a thing). He also proved himself over and over again by doing the right thing in several of the situations he had to face.
However, the heroine Sammie, is a total whiner. I get it, she got hurt. Yes, her heart was shattered into a million pieces but that was years ago. She was 18 when it happened. It was totally unintentional on Keeland's part. He was as much a victim of circumstances beyond his control as she was, maybe even more so. So for her to hold on to her hurt, even after Keeland has tried to make amends when he came back is a total turn off. I wanted to smack her upside the head and tell her to let it go (maybe she should have watched Frozen).
Another issue that I wanted resolved was the ex. There was no resolution with her, she just disappeared. It's not that significant but I just wanted that loose end tied up. Also, I don't get the title. There is nothing dirty about Keeland, even his sexual tastes didn't go towards the kinky side so I don't see the reasoning for the title. Again, not significant, but still, I wonder.
All in all, a good story, would have been better if the heroine is as appealing as the hero.

Cute second chance romance. I loved Keeland and Samantha. They were cute together. I loved how they completely meshed together. They were just so cute. I wish there would have been a few chapters on their wedding, honeymoon and birth, but the ending was still sweet.

Sammie and Keeland were neighbors growing up and she dreamed of being with him. And when he asked her to prom she was thrilled!! Sadly her dreams never came true, because the night of prom Keeland and his family seemed to have disappeared never to be heard from again. Eight years later and Keeland is heading back to his hometown. Fresh out of jail and looking to start over, he heads back to the house he grew up in. Unbeknownst to Sammie (thanks to her brother) she’s annoyed when she sees Keeland is now her neighbor again. And while she tries to hate the man that broke her heart, she has a hard time not noticing him. What starts out as a harmless flirt session, turns into an explosion of passion. But Keeland is ashamed of his past and doesn’t want Sammie to know, unsure of how she’ll take it…. So what happens when she does find out??
This was a great start to the series. Keeland was everything… seriously everything!! He’s sexy, brooding and willing to do anything to win back the girl he hurt. Sammie, while she annoyed me at times (she’s very indecisive) has redeeming qualities once she gets her head out of her butt! This is a fast read, but it’s so entertaining… I loved getting the other characters stories, and I can’t wait to see where the series goes next!

This book was so freaking good. I haven't laughed that much in a Rom Com is awhile.
Sammie Trotten has had a crush on Keeland since they were kids. She won't admit it because.......well he is her brother, Maxwell's best friend. And Keeland is the star quarterback of their high school, he isn't interested in her. He is just nice because of Maxwell.
Keeland Masters, broke Sammie's heart. He just doesn't know he did. His mother hard a hard time being a single mother. His father ran out on them when they were younger, so they move around a lot.
Sammie was in heaven, Keeland asked her to prom!!!!! She wasn't going to go until then. So imagine the horror when Sammie finds out Keeland's mom took off with her boys the day of her prom. She was crushed.
Eight years later.....Sammie is grown up. Well grown up yes. Living on her own, have a job....no She is living back at home after being laid off and breaking up with her boyfriend. So imagine her surprise as to his is back next door.......Keeland?
Keeland has had a heard 3 years. He just got our of prison and wants to go where he felt the most at home. Reyfield, Illinois. He needs to regroup and get his life back.
Can Sammie handle Keeland being back in town? Will she fall back into her "crush" or will she be the biggest b***h to him. Old hurt feelings, die hard.
Can Keeland convince Sammie he is still the same guy he was eight years ago. Can Sammie break down her ice wall towards him? Will Keeland tell Sammie about his 3 years in prison? Will she be able to look past that?
Again, I loved this book. It was so full of great characters and they added wonderfully to the story. I can't wait for book 2, hopefully it's Maxwell's story. -

This was my first book by Cassie-Ann Miller and the book blurb really caught my attention. I’m a fan of second chance romance, with a side of good girl with the bad boy thrown in and this hit those marks for me.
Keeland Masters, aka Master Kee, hasn’t seen his best friend’s little sister since he stood her up on prom night eight years ago. Now he’s back, still interested in Sammie, but with some secrets that he’s definitely not eager to share with her. He’s a typical tattooed bad boy who also happens to have a soft side. When I glimpsed that soft side I couldn’t help but smile a little. He has some ground to make up for sure with Sammie-all while her brother tries to stand in their way.
Sammie is stuck in a rut. Out of work, just barely out of school and living in her childhood home. Not the ideal situation she imagined herself in if she was ever faced with seeing Keeland again. Her brother fails to tell her that Keeland has moved back next door, but once she gets over her initial anger the pent of feelings from the past come bubbling right back up to the surface. The push/pull between them is hard to ignore and when they give in I actually said finally! Eight years is a long time to wait-but it was right for these characters.
This book, told from dual point of views, was overall a light, quick read. There was some fun banter between Sammie and Keeland, as well as other characters, and just a touch of angst tossed into the mix. There was a bit of predictability to this book, but it worked as a quick, flirty read. I would consider reading other characters in this series. -

I am struggling with the rating on this book. It was an “ok” read but I was bored, bored enough I skipped chapters and started reading something else then figured I best get this off my Kindle and make a serious decision concerning the other books in this series sitting FREE and waiting.
Keeland moved on with his life, falling in love and almost getting married ~ admittedly to the wrong woman but he still moved on and seems still hung up on the woman he almost married. Sammie didn’t enter his thoughts until he was next door and horny, please note that this author stated many times that he wanted to get laid (many times) and Sammie wasn’t on his radar until she walked into the bar he was at with friends. His excuse for not contacting her after he moved was lame, but he was "supposed to be her first" in everything.
Sammie is immature. In the 8 years that Keeland has been gone she hasn't grown up. With a dominant over bearing brother with marital problems of his own but seems more interested in telling his sister what she can and can’t do rather than focus on his own problems. The “stay away from my sister” route is old and tiring. Then when Keeland offers the “do over” she says no, when she finds out the TRUTH about the past 3 years she runs.
Time lines are important…rain, snow, heat and raking leaves do not happen in ANY town over the course of a few days…it went from being summer to snow being on the ground to rain and now leaves being raked…did an entire year go by without the author mentioning this? -
Dirty Neighbor is a story of lost crushes and second chances. A man, Keeland Masters, comes back to his old neighborhood to find his home again. He has a lot to make up for because when his family left town they left a lot behind.
Sammie is grown up now. She isn't that same girl that he left standing on her porch waiting for her prom date (Keeland) to arrive. Keeland was her crush and she won't hurt again.
I liked Sammie's character. She was still vulnerable enough to make her human. She still wants Keeland but she knows what he is capable of and she isn't going to risk her heart again. But that doesn't mean she can't have some great sex. She is out of work and Keeland needs help with his bookkeeping so that means they get to see each other on a regular basis.
Keeland was also a great character. He hasn't had sex for three years because of being incarcerated and he is looking for his first bed partner. But he sees Sammie and old memories came back. He still has feeling for her and now only she will do. The only problem is he promised Sammie's brother that he wouldn't touch her but what happens in the suburbs stays in the suburbs.
Cassie-Ann L Miller put together a novel on relationships. They aren't always pretty and they take work and I think that Cassie-Ann does a good job of writing that. (Especially with Sammie's brother.) It will be interest to read about the next suburb escapade.

Terrible. I usually love the male POV but I HATED Keeland’s. I also hated Sammie and her inner thoughts. Her reason for hating him was absolutely ridiculous and her just falling into his arms because he shows up at her house drenched from rain? Come on. The first sex scene is seriously cringeworthy and it’s another one of those books where an inexperienced girl is able to give him the best “job” he’s ever had. I think his exact words were “I believe her when she said she’s never done this before but she was made to suck my …” Sexy times 🙄 Keeland is supposed to have loved Sammie since they were kids yet nothing from his POV conveyed that he was looking for anything but a quick fuck. His POV actually disgusted me for the most part because it was so unemotional towards her so him realizing he’s in love was almost unbelievable especially because all they did was have sex. The entire book is sex and just when I thought it might get a bit better, the thing I hate the most in these kind of books happens and I had to give up. I only paid 99 cents but I returned it. First time reading this author and am quite disappointed. I also have Dirty Player so hopefully it will be better but I’m not holding my breath.

A light hearted, emotional at times, sexy, fun read. Dirty Neighbor had a little bit of everything needed to make this fast paced read engaging and enjoyable.
What happens when the boy you loved as a teenager moves next door to you after disappearing for years ? Insanity .. pent up frustration, angry, angst, passion .. all ? YUP and more !
Sammie never thought she would see the boy who she had a huge crush on again, at this point in her life she would be happy never to lay eyes on him again. However fate had something else in store for her and when Keeland moves in next door, all those past feelings come rushing back.
The author did a great job with the ebb and flow of the story line. With funny moments, intense passion, steamy sexy scenes and thought provoking instances you will be taken along the ride with the characters as they try to mend broken hearts, past hurts and some unforeseen obstacles still in the way.
Will they be able to get past everything or walk away as amicable acquaintances ? Read and find out -
Not going to lie and say the description drew me in, because I didn't read it. I loved the title! I could only imagine what I was in for with this book.
Keeland was great, he may have been a big jerk at times but deep down, he was misjudged and wounded (for a lack of better words.
Samantha acted a little childish during the first half of the book. It annoyed me, but at the same time I got where she was coming from and sympathized with her. She finally grew on me during the second half of the book.
This book was more then I ever hoped for. It was a mix of dirty, and sweet. Brothers best friend and past crush all rolled into one pretty package! With a mixture of sexiness, heart and duel POV, I really enjoyed this author's writing style.
Overall, I loved this book! It was the perfect pace, just the right amount of heat and light drama. I can't wait to see more from this series. I'd love to see more about a few of the secondary characters. This may have been my first book by this author, but it won't be the last. 5 stars #2OCCJD -
This book for adult readers.
Sammie has had a crush a Keeland the Kee Master since they were kids. Sammie finally thinks one one of her dreams will come true when Keeland asks her to the prom, but his entire disappear the day of the prom.
Keeland Masters has had his eye on Sammie, but we is his best friend's little sister and he has promised Daniel to leave her alone. Keeland convinces Daniel to let him take Sammie to the prom, but things go sideways and he has to leave town with his brother and mom.
8 years go by. Keeland is back and carries baggage, and maybe a little broken. Sammie is still there and still angry, hurt, and maybe a little bitter.
A story like this is always sweet. I like when childhood sweethearts come together. I like protective brother. I would have liked to know if Daniel and Gracie got a divorce or not though, hopefully a future book will expand on their story. -

This is the first book I've read by this author and I loved it, I can't wait to read more from this author.
Keeland was Sammie's old brothers best friend growing up and she had a massive crush on him but when then vanished leaving her heartbroken. Years later he shows up again but Sammie hasn't forgive him for leaving when he did, that doesn't mean shes still not attracted to him though.
I loved the dynamic between these two, they were great together and the chemistry was hot. I actually didn't expect to love these characters as much as I did but I connected straight away with them and went on their journey with them. -
2.5 stars I barely liked it. Why? Because Samantha has the maturity level of a toddler. She was a bitter crybaby that held a grudge for eight years and repeatedly refused to listen to reason.
I'm basically giving 2.5 stars to Keeland. I really liked him. But there's no real plot and Samantha was awful.
That's it. -
DNF....I got about half way through and it just made a horrible left turn and I couldn't read any more. Nothing flowed. Nothing made any sense. It needed a really good editing and proofreading.

An Awesome Read!
I loved reading Dirty Neighbor(The Dirty Suburbs Book 1), all about Samantha Trotten a 25 year old Auditor & Keeland Masters a 27 year old Tattoo artist who is her neighbor in Reyland, Illinois.
Samantha has come home to her hometown to live,with her parents when she was let go from her job more than six months ago. She has been actively been searching,for,another job, but she can not find anything. She's almost out of money and will be destitute if something doesn't come up soon.
One morning while she was distressing in her backyard doing yoga she heard an ungodly loud noise coming from the house next door. Now nobody has lived in that house since the Masters moved,out seven years ago. What she finds is a huge motorcycle lying on the ground making a very loud mechanical sound and even louder music,coming from the open door way to the house.
She ventures inside and runs smack into her nightmare Keeland Masters the boy who broke her heart and left town on the night of their prom! In the flesh right in front of her, he's ecstatic to see Sam, her not so much about him. She is still pissed he stood her up on the most important night of her life.
Seems her brother told Keeland he was more than welcome to stay in the house for as long as he needed to. However her brother never bothered to tell her. The author wrote an amazing story about two people who were very attracted,to one another when they were young adults, but never had the chance to act upon it. Now those same two kids are thrown back together, and sparks are flying!
Read this book and find,out what happens with Samantha and Keeland and see if they have a happily ever after!
Also included with this book is Waiting Always(The Esquire Girls Madison Book 1), all about Madison Moretto a young girl,who is in Law school but is working at her dad's Law,office as a summer intern. Her both brothers are,also,lawyers and work for the firm as well. Her oldest brother Matt is an Entertainment Lawyer and he heads the Los Angela's firm. Her younger brother works in the New York office with her and their dad and the rest of the army of lawyers and summer interns. Chase DuBois is also a lawyer and her on again off again love,interest since she was 19 years old. He makes her cringe with all of the models and actress's that fawn all over him and he fawns right back. She's had enough and told him she does not want to have any further contact with him again, personally. Then theirs her BFF Frankie Guttusso who,is,gay and a dancer and he lives with his big rugged Lawyer brother Domenic and he wants Madison to be his girlfriend with benefits. She doesn't want to ruin their lifelong friendship, what if something goes wrong, but he eventually convinces her,to give it a try and they are now inseparable! The author wrote an amazing story about a young girl who,is,trying,to get some much needed respect at her dad's law firm. He loves her but she's an intern and they start on the bottom and,work their way up. Read this story, because it will leave you reeling! I can't wait to read book 2 of,this series. -
First, I have to say that I liked this book a lot, I really liked Keeland and Samantha but there were parts that I just couldn't get pass.
Keeland was a guy that made mistakes in his life and tried his hardest to move past them, I like that about him, he deserved a new and good life. Samantha irritated me sometimes because she was always with one leg out the door in the entire time they were involved, and I understand that he hurt but what was he suppose to do? His mother took him and his brother away, he didn't decide that, she did, and I know that he should had said something but he probably didn't had the time to do that. Sam could have understood that and still be mad at him, but holding a grudge for eight years for a decision his mother made that he had no choice over was a little unfair. I know she was hurt and all but come on, it wasn't that big a deal, they were just going to prom, not getting married. I think Sammie was unfair in the whole time they were involved because she never trusted him when since the day he came, he did nothing to make her suspicious of him. When she found out about the time he spent in jail, she had every right to be mad at him but not vanish in the middle of the night without giving him a chance to explain, that pissed me off so freaking much. And when Grace said she was being shallow because of the jail time, I totally agreed with her, I mean, she knew him, she knew if he did that he had a very good reason, because the mistakes he made, he really was a good person. And I know he should had told from the beggining about that, but if he did, she would probably had done the same thing, be mad at him and not letting him explain. But I also agree that he should had told her but she lost that the right to mad the moment she decided to leave without telling him and then knowing for almost a month that she was pregnant and not saying anything
Overall, I loved this book, especially Keeland but Samantha was unfair and dramatic sometimes and I don't like that stuff -
I'm reading this series slightly out of order. I read the 3rd book first, enjoyed it and wanted to start at the beginning as characters flit in and out of the books. I had no trouble following when I read the 3rd book, I just wanted to know them a bit better.
Keeland Masters grew up living next door to Samantha Trotten, his mother rented the house they lived in. Sam had a huge crush on Keeland but he was her brothers best friend and only seemed to see her as his little sister. But finally, as the were graduating from high school, he asked her to the prom. She was ecstatic, but he stood her up and broke her heart.
Turns out he had no choice. His mother didn't have the rent to pay and they skipped out in the middle of the night.
Years later Sam is more than dismayed to find out that once again Keeland is living next door to her. Her brother had rented him the house. Since he had devastated her years before and she is still holding a grudge, she wants nothing to do with him. But Keeland has always had feelings for Sam and he is not going to blow his chance for them to develop a "closer" relationship.
As with the first book, I really enjoyed this one. While part of me thought Sam was holding on to her resentment a bit too much and a bit too long, apart from that I liked her. And I really liked Keeland. He makes for quite the yummy hero.
I like the small town feel and the strong friendships of this book and have purchased a number of them. I recently purchased a few more and was delighted to discover I already had this one loaded on my kindle. I gave myself a nice pat on the back for that one.

Even though his best friend has warned him off, and Sammie treats him with disdain, they can't deny that their chemistry and connection is as strong as ever and, soon enough, their resistance to one another goes up in flames.
"You were always supposed to be my girl, Sammie. And I was supposed to be your guy."
This was a fab, easy, dirty read! I liked the forbidden element and the fact that these two characters were just mad for one another. Neither wants to put their hearts on the line but the more time they spend together, the more obvious it becomes that this is not just a fling. Thoroughly enjoyed it!
